Tile Roof Underlayment Replacement Service in Phoenix and the East Valley

Protect Your Tile Roof With New, High-Quality Underlayment Built for Arizona Weather

Tile roofs last decades — but the underlayment beneath the tiles does not. In Arizona’s heat, the underlayment lifespan drops dramatically, leaving homeowners exposed to leaks, water damage, and costly structural issues.

Capstone Roofing replaces worn tile roof underlayment with a watertight, long-lasting system designed for Arizona homes. It’s one of the most cost-effective roofing services for extending the lifespan of your existing roof without paying for a new roof.

Underlayment Removal & Roof Deck Inspection

A complete teardown of the old roofing system to expose the real condition of the roof.

Includes:

  • Full tear-off of the existing underlayment
  • Tile removal and safe staging
  • Full roof deck inspection
  • Photo-documented findings
  • Identification of rot, soft spots, or water damage

This step ensures the roofing system is evaluated properly before any new material is installed.

Tile & Roof Deck Repairs

We repair everything beneath the tiles so your new underlayment system is installed on a solid foundation. These repairs prevent early roof maintenance issues and ensure the new underlayment performs as it should.

Includes:

  • Replacement of broken or damaged tiles
  • Repair of damaged roof deck sections
  • Cleanup of debris, old nails, and deteriorated materials
  • Assessment of concrete tiles or clay tiles for reuse

Fixing these issues upfront extends the lifespan of the entire roofing system.

Installation of New Synthetic Underlayment System

This is the heart of the service — installing a water-resistant, long-lasting underlayment built for Arizona weather.

Includes:

  • Installation of premium synthetic underlayment
  • Reinforced valley protection
  • Secondary waterproofing where needed
  • Updated flashings & sealing points
  • Watertight layering to protect the roof deck

This forms the new waterproof barrier beneath your tile roof.

Tile Reinstallation & Final Waterproofing

We reinstall your existing tiles or new tiles with proper alignment and sealing for long-term performance. Proper tile placement also protects your home from future tile roof replacement by extending the life of the entire roofing system.

Includes:

  • Reinstallation of existing tile or new tile (if selected)
  • Final flashing adjustments
  • Edge sealing and finishing
  • Full system check for watertight performance
  • Warranty documentation on workmanship & materials

This completes the roofing system and ensures your tile roof is ready for decades of Arizona sun and monsoons.

Tile Roof Underlayment Replacement for Phoenix-Area Homeowners

We help homeowners across Phoenix, Scottsdale, Chandler, Tempe, Mesa, and all Maricopa County protect their tile roofs with high-quality underlayment replacement services.

Arizona’s weather conditions — extreme heat, monsoon storms, UV exposure, and aging concrete tiles — cause faster underlayment deterioration than almost anywhere else in the country. We provide a complete tear-off, inspection, and installation process that restores your roofing system and protects your home for decades. Our team understands the roofing needs of Arizona homeowners, from older clay tile systems to modern shingle-style tile roofs.

Whether you have slipping tiles, brittle underlayment, or leaks inside your home, our roofing contractors ensure your roof deck, flashings, tiles, and underlayment are fully secured and watertight.

Location Challenges for Phoenix and the East Valley

Arizona is hard on tile roofs — especially the underlayment. Most leaks in tile roofs come from underlayment failure, not from the tiles themselves.

Local Conditions That Damage Tile Roofs

  • Extreme Heat: Phoenix’s UV exposure causes underlayment to dry, crack, and lose water-resistant properties.
  • Monsoon Storms: Heavy winds lift tiles, exposing the underlayment and allowing water to penetrate the roof deck.
  • Aging Roof Systems: Tile roofs 15–30 years old typically need full underlayment replacement, even if the tiles look fine.

How Capstone Roofing Solves These Issues

  • Installs premium synthetic underlayment engineered for Arizona heat
  • Re-secures and replaces all broken or loose tiles
  • Reinforces flashing and sealing points for a watertight finish

Tiles are removed section by section, stored safely, and damaged pieces are set aside for replacement.

Inspect & Repair Roof Deck

We identify soft spots, rot, or water damage. Repairs made as needed to ensure a solid base.

Install New Synthetic Underlayment

High-performance, water-resistant underlayment is installed across the entire roof.

Reinstall Tiles & Final Waterproofing

Tiles are reinstalled, cutouts replaced, and all flashing and edges sealed.

You end up with a like-new tile roof—without paying for a full roof replacement.

Tile Roof Underlayment Options & Materials

Tile roofs can be installed with several different types of underlayment, and choosing the right underlayment material determines how long your existing roof will stay watertight. Arizona’s extreme weather means not every product is suited for long-term performance.

The Underlayment Materials We Install

Synthetic Underlayment (Recommended)
Engineered for Arizona roofing conditions, synthetic underlayment offers long-term durability, better heat resistance, and superior water protection compared to traditional felt.

Traditional Felt Underlayment (Limited Use)
Sometimes used beneath older clay or concrete roofs, though its lifespan is shorter under high heat and UV exposure.

High-Temp Underlayment for Specific Roof Types
For certain clay and concrete tile systems, high-temp materials provide added protection.

Designed for All Tile Roof Types

We replace underlayment beneath all types of tiles, including:

  • Concrete tiles
  • Clay tiles
  • Sand-cast tile roofs
  • S-tile and flat tile profiles
  • Shingle-style tile systems
  • Tile/shingle roof combinations

Each roofing system requires a specific installation method to ensure proper ventilation, drainage, and tile alignment.

Signs Your Tile Roof Underlayment Is Failing

Homeowners in Phoenix and the East Valley often notice early warning signs long before leaks appear. Because the tiles protect the surface, underlayment failure usually goes unseen until damage is already happening beneath the roof.

Common indicators include:

  • Slipping, shifting, or uneven tiles
  • Brittle or exposed underlayment visible between tiles
  • Interior water stains during monsoon storms
  • Granule buildup in gutters from worn roofing materials
  • Broken tiles that expose the roof deck
  • Underlayment curling or cracking due to extreme sun exposure

If you’re in Phoenix, Scottsdale, Chandler, Tempe, or Mesa and notice any of these signs, it’s likely time to replace your underlayment before more serious roof damage develops.

I only got an estimate from these guys for a new roof and all new facia boards. they only wanted to replace the low facia boards and wanted to leave the high facia boards, which were the worst. also wanted to leave a rotten facia board behind my patio canopy. I went with another roofing company which was only $300 higher than Capstone's estimate. they replaced every facia boards with 2x6.

FAQs

How long does tile roof underlayment last in Arizona?

In Phoenix and Maricopa County, underlayment typically lasts 15–25 years, depending on material type and sun exposure. Synthetic underlayment lasts significantly longer.

Do I need a new tile roof or just new underlayment?

Most homeowners only need underlayment replacement, not a full roof replacement. Tiles often remain in good condition and can be reinstalled.

What are signs my tile roof underlayment is failing?

Look for slipping tiles, cracked tiles, interior leaks, exposed felt underlayment, or brittle material seen during an inspection.

How long does underlayment replacement take?

Most Phoenix tile roof underlayment projects take 3–5 days, depending on roof size, tile type, and repairs needed.
