I only got an estimate from these guys for a new roof and all new facia boards. they only wanted to replace the low facia boards and wanted to leave the high facia boards, which were the worst. also wanted to leave a rotten facia board behind my patio canopy. I went with another roofing company which was only $300 higher than Capstone's estimate. they replaced every facia boards with 2x6.

FAQs for Mesa Roofing Questions

How do I know if my Mesa roof needs repair or a full roof replacement?

How do I know if my Mesa roof needs repair or a full roof replacement?

Short answer: fix isolated damage; replace when age + widespread wear threatens the whole system.

What we look for in Mesa, Arizona:

Active leaks or water stains after monsoon storms

  • Cracked tiles / failed tile underlayment (common in Arizona heat)
  • Brittle, curling, or missing shingles on older roofs
  • Flat/foam roof issues like ponding water, alligatoring, or failing coatings
  • Multiple trouble spots across planes/penetrations (vents, skylights, chimneys)

Age guidelines (typical in AZ):

  • Architectural shingles: ~15–25 years
  • Tile roof system: tiles can last decades; underlayment often needs replacement around ~20–30 years
  • Foam roofing: ~20–30 years with re-coats every ~5–10 years
  • TPO/modified bitumen (flat): ~20–30 years with proper maintenance

If the roof is younger and problems are localized, roof repair is smart. If aging + widespread failure is present (or you’re planning to stay long-term), roof replacement offers better durability, energy efficiency, and peace of mind.

What types of roofing and roofing materials work best in Mesa’s climate?

What types of roofing and roofing materials work best in Mesa’s climate?

Mesa roofs must handle intense UV, high heat, dust, and summer storms. Here’s how the main options stack up:

  • Tile roofing (clay/concrete): Excellent heat resistance and longevity; iconic Arizona look. The key is quality underlayment and flashings for a long-lasting system.
  • Architectural shingle roofing: Cost-effective; good wind ratings; wide color choices. Choose UV-resistant, high-temperature products for Arizona.
  • Foam roofing (SPF): Great for flat roofs—seamless waterproofing + high R-value; reduces cooling costs; re-coat to extend lifespan.
  • TPO/Modified Bitumen (flat/low-slope): Durable commercial roofing systems; reflective options improve energy efficiency; strong seams and puncture resistance.
  • Metal roofing: Long lifespan, excellent durability, and modern curb appeal; pair with proper underlayment/ventilation for heat management.

Bottom line: We recommend materials based on your roof type, budget, and energy goals—then specify quality materials designed for Arizona’s temperatures for top-quality results.

What should I expect from a roof inspection and ongoing roof maintenance in Mesa?

What should I expect from a roof inspection and ongoing roof maintenance in Mesa?

A proper inspection/maintenance plan protects your home or commercial property and extends roof lifespan:

Inspection checklist (what our roofers evaluate):

  • Surface condition: cracked tiles, lifted shingles, membrane seams, foam blisters
  • Underlayment & flashings: especially on tile roofs (valleys, walls, chimneys)
  • Penetrations: vents, skylights, HVAC curbs (common leak points)
  • Drainage: gutters/downspouts, scuppers, and slope on flat roofs (ponding)
  • Attic/ceiling checks: moisture, ventilation, insulation hot-spots
  • Coatings: reflectivity, adhesion, and thickness on foam/flat systems

How often:

  • Annually (minimum)
  • Before monsoon season + after major storms
  • Foam/flat roofs: add coating checks per manufacturer schedule
  • You’ll get a clear report with photos, prioritized repair services, and (when needed) a roofing estimate for replacement.
Are flat roof and foam roofing good choices for Mesa homes and businesses?

Are flat roof and foam roofing good choices for Mesa homes and businesses?

Yes—Mesa has a lot of flat/low-slope roofs, and foam roofing is a standout for performance and value:

  • Foam roofing (SPF): Seamless, watertight, high R-value insulation; excellent energy efficiency in Phoenix-Mesa heat; easy to spot-repair; re-coat to renew the surface and extend life.
  • TPO or Modified Bitumen: Proven commercial roofing systems; strong seams; reflective options; ideal when you prefer a membrane over foam.
  • Design essentials: Proper slope and drainage to avoid ponding, sturdy flashings, and the right coating/finish for UV protection.

We’ll recommend the best roofing system (foam vs. membrane) after a site visit—based on traffic, equipment on roof (HVAC), drainage, and lifecycle costs.

What warranties and workmanship protections should I expect from a Mesa roofing contractor?

What warranties and workmanship protections should I expect from a Mesa roofing contractor?

A top-rated roofing company should offer both manufacturer and workmanship coverage:

    • Manufacturer warranty: Covers the roofing materials (shingles, tile underlayment, membranes, coatings). Terms vary by product and system; many premium products offer extended coverage when installed by certified contractors.
    • Workmanship warranty: Your installer’s promise that the roofing project was done right. This protects against installation-related issues (not storm damage or wear).

What to look for:

  • Written scope + clear warranty terms in your roofing estimate
  • Proper permits (for re-roofing), code-compliant details, and final cleanup
  • Photo documentation, leak-test or walkthrough, and maintenance guidance
  • BBB-accredited, licensed/insured roofing contractor with strong local reviews

Follow the recommended roof maintenance schedule to keep warranties valid and maximize durability and performance.
